What is a Certified Master Inspector (CMI)?

Certified Master Inspectors (CMIs)® are the best inspectors in the world. CMI is a professional designation available to all qualifying inspectors in North America who wish to become Board-Certified by the Master Inspector Certification Board. All CMIs are experienced, dedicated to education, and have a proven record in the inspection industry.

EVERY CERTIFIED MASTER INSPECTOR® MUST:

  • have completed 1,000 fee-paid inspections and/or hours of education (combined);

  • have been in the inspection business for at least three years;

  • agree to abide by the inspection industry's toughest Code of Ethics;

  • agree to periodic criminal background checks;

You need not be a member of any particular trade association. The Certified Master Inspector® professional designation is open to all qualifying inspectors in the U.S. and Canada.

WHAT IS A HOME INSPECTION?

A home inspection is a comprehensive visual inspection of the entire home to help home buyers make the best decision in making their investment.  With a home inspection you get a complete report that has a home broken down into smaller categories;

  • Exterior

  • Interior

  • Attic

  • Crawlspace

  • Attached appliances: HVAC, Water heaters, and kitchen appliances.

  • Electrical panels

  • Pool

WHAT IS A FOUR POINT INSPECTION?

This category of Home Inspections is a visual evaluation that determines the “insurability” of the home.  It is the most cost-effective inspection, and is historically mandated by your home insurance company, as well as the lender chosen for a property that requires the approval of a loan.  

As opposed to a full home inspection that is more extensive, the 4 Point inspection deals with the biggest risks. Especially in buildings that are more than 20 years old. It gets its name from the four key areas of interest in a home; which are:

  • Roof (and structure of the home; what kind of covering; are all shingles attached to the roof?)

  • HVAC system, i.e., Heating, Ventilation, and Air Conditioning (Any leaks?)

  • Electrical (wiring of the home; any bent or damaged wires?)

  • Plumbing (water flow piping; what kind of connections?)

WHAT IS WIND MITIGATION?

The Wind Mitigation Report or what we call here at Gem of the Hills “The Hurricane Report” is a state mandated report used by insurance companies to determine the viability of your roof withstanding hurricane winds.  It looks at the major components of a roof that can reduce its life expectancy;  decking, nails, shingles and age.  This a report that your home inspector must be certified for and has to be signed by a certified Inspector.  The importance of this report is that most insurance companies that we have encountered,  give a significant discount on your home owners insurance.  Now we can not guarantee this but I have yet to have one not.  

WHAT IS MOBILE HOME ENGINEERING INSPECTIONS (REQUIRED BY HUD)?

The MFD engineering inspection is a report that is sometimes required by Mortgage companies and insurance companies to show how well a mobile home is secured to its foundation via tiedown straps and anchors.  This report is required to be verified by a certified Engineer with the proper qualifications.  We work in association with a well respected company where we perform the inspection and they certified the report.

WHAT IS A THERMAL INSPECTION?

A thermal inspection is a full inspection of the exterior and the interior of a home where we through the use of a FLIR (forward looking infrared camera) locate areas of a home where moisture can be present but not seen.  This is a great tool to scan areas on the opposite side of a wall from a water source like a tub or dishwasher where there may be small leak but no pools of water.  This inspection is recommended for our customers if they have been told about a recently repaired leak in the disclosure or if they see areas on their initial walkthrough that may be troubling.
